Phoenix-area physicians have more neighborhood choices than most relocation guides cover. Here's the breakdown of where AZ physicians actually buy + the math behind it.
Phoenix-area employer landscape
The major AZ physician employers cluster in specific Phoenix metro corridors:
North Phoenix / Scottsdale corridor
- Mayo Clinic Phoenix (off Shea Blvd + 56th St)
- Mayo Clinic Scottsdale
- HonorHealth Scottsdale
- Dignity Health Scottsdale
Physicians at these hospitals typically live in:
- North Scottsdale ($800K-$2M+). DC Ranch, Troon, Desert Mountain
- Paradise Valley ($1.5M-$4M+), high-end, short commute
- Cave Creek + Carefree ($600K-$1.2M), semi-rural, longer commute
- Anthem ($500K-$900K), north of Phoenix, master-planned
Central Phoenix / Downtown corridor
- Banner. University Medical Center Phoenix
- Phoenix Children's Hospital
- Banner Estrella + Banner Thunderbird
Physicians at these hospitals typically live in:
- Arcadia ($800K-$1.5M), central, walkable, close to downtown
- Biltmore + Camelback Mountain area ($1M-$3M), premium central
- Encanto + Coronado historic districts ($500K-$900K), central, character
- Phoenix downtown condos ($400K-$800K), walkable downtown lifestyle
East Valley corridor

West Valley corridor

These ranges assume 100% financing physician loan, an illustrative planning rate, Phoenix metro property tax (0.51% Maricopa).
Resident + fellow housing reality
Phoenix residents/fellows ($60K-$75K) shouldn't buy at attending-affordable price points. Realistic resident housing:
- Mesa East Valley starter ($325K-$425K)
- West Valley starter ($300K-$400K). Litchfield Park, Surprise
- South Tempe / South Mesa ($350K-$450K), bigger lots, longer commute
- Phoenix periphery ($300K-$425K). Casa Grande, Maricopa
Once you have signed attending contract, the buying power shifts dramatically. Many residents buy starter at $400K, then move up to $700K-$900K within 12-24 months of becoming attending.
Resident-to-attending strategy
Common AZ pattern Mike sees:
Year 1, buy starter while resident
- Use physician loan with attending contract
- 100% financing
- $0 down preserved cash
- Move into modest home aligned with current resident income
Years 2-4, build equity + savings as attending
- Income jumps from $65K to $300K-$500K
- Equity builds quickly with appreciation
- Cash savings grow rapidly
Year 5+, move up
- Sell starter home (often $50K-$100K+ in equity)
- Cash-out refi + use proceeds for new home down payment
- Buy at premium price point with stronger income history
This 5-year arc is standard for AZ physicians who arrive during residency.

How student-loan debt is actually counted
The reason a physician program exists is deferred student debt, and the agency treatment is in Fannie Mae B3-6-05, which governs how a deferred or income-driven payment enters the debt ratio. Physician programs are portfolio products rather than agency loans, so they set their own treatment — commonly excluding deferred student debt outright — but the agency rule is the benchmark every program is measured against, and it is what a conventional alternative would apply. The Consumer Financial Protection Bureau covers the borrower side. In Arizona: licensure is verified through the state and the relevant board, and a signed employment contract with a start date is usually enough to qualify before the first payslip.
