What drives physician loan pricing
- LTV tier: 100% LTV at $1.5M with 680+ FICO; 100% LTV at $2M with 720+ FICO; 95% LTV at $2M with 680+ FICO. Each tier prices differently.
- FICO band: Higher FICO typically receives better pricing within each tier.
- Loan amount: Conforming, high-balance, jumbo, and super-jumbo all price differently.
- Occupancy: Primary residence only (this program). No second homes or investment property.
- Loan type: Fixed vs ARM, term length, and amortization structure all impact pricing.
- Market conditions: Treasury yields, MBS spreads, and lender cost-of-funds change daily.
